Hyman Hayes Associates was asked by Canfield Associates to design a speculative medical office building in Saratoga Springs, NY. The site is on a major thoroughfare/gateway into the city and in an area earmarked for growth and rejuvenation. Prior to the building design we had to analyze the site to determine the maximum sizes and mixes (retail, residential and office) of potential buildings. This was complicated by the fact that the site was made up of different leased parcels that revert back to Canfield Associates at varying times. The City of Saratoga Springs has very strict development guidelines that needed to be meet which further complicated the design.

Hyman Hayes Associates' solution was to "ring" the site with buildings along the exterior and develop an underground parking garage with some surface parking in the middle. A park with a gazebo and small food stand were designed into the center. To activate the area and provide an urban feel, the building along the main road was envisioned to be a three-story continuous structure with ground floor retail and offices on the other floors.

Canfield Medical Arts was designed as a speculative building that had the capability to house standard physician's offices as well as potential imaging facility. The building was design to allow flexibility of dividing it from a single tenant on a floor to a maximum of four tenants on each floor. Hyman Hayes Associates came up with a historical "rowhouse" design concept with the building broken down horizontally by vertical glass reliefs.

The building was designed with energy efficiency in mind. The exterior skin substantially exceeds code requirements for energy efficiency. Also, the building is heated and cooled using a closed loop geothermal heat pump system.
