The vintage 1940s Woodland Village Adult Home was outdated and in need of major repair. Seton Health System's goal was to upgrade their facility and add market-rate housing without displacing or disturbing residents during construction.
Hyman Hayes Associates was retained to explore various unit and building expansion options.

During this process, it became apparent that using a recently renovated building core would be practical and cost effective. A multiple residential wing design provided the maximum number of units that best utilized the oddly shaped site. This design also allowed the maximum number of existing units to remain in service during construction.
